What does a Level 2 Survey cover?

A Level 2 Home Survey is the RICS survey for conventional homes in reasonable condition. It reports on the condition of the roof, walls, floors, windows, services and grounds, rates each element with a red, amber or green condition rating, and gives advice on defects, repairs and risks. It reports on condition, so you can decide whether to proceed and what to ask the seller to put right.

Will the surveyor lift carpets or move furniture?

No. A Level 2 Survey is a non-intrusive visual inspection. The surveyor will not lift fitted carpets, move heavy furniture, or test services (like gas or electrics), though they will observe them where visible.
