The right survey follows the building, not a rule. A Level 2 home survey suits a conventional property in reasonable condition — a clear traffic-light condition rating with urgent or significant matters flagged. A Level 3 building survey is the better choice where the home is older, larger, listed, substantially altered or unusual: a detailed, narrative inspection that explains why defects have occurred and what to do about them.

For older, larger, listed or substantially altered properties, a Level 3 building survey gives the space to assess construction, moisture, roofs, chimneys and past alterations in depth, rather than simply rating surfaces. We do not assume that an older house is defective; we read the building and report what we find. Where roof access is difficult, we can use a drone roof inspection.

For conventional, recently built homes in reasonable condition, a Level 2 home survey is usually sufficient. For buyers of brand-new homes on Woking's expanding estates, an independent snagging survey identifies construction defects before you complete or before your developer warranty expires.
