An RICS Level 3 Building Survey is the most comprehensive property inspection available. It includes a thorough visual inspection of all accessible parts of the property, including roofs, walls, floors, windows, and services. The report provides detailed advice on defects, their probable cause, how to fix them, and the consequences of inaction.
A Deep Dive into the Property's Structure
Unlike a Level 2 survey which provides a broad overview, a Level 3 survey is a forensic examination of the building's fabric. We look at the fundamental structural integrity of the property.
This includes examining the load-bearing walls, foundations (where visible or inferable), and roof structures. If the property has been altered—such as a chimney breast removal or a loft conversion—we will inspect these areas closely to ensure they have been properly supported and comply with building regulations.
Extensive Damp and Timber Testing
Older properties, particularly Victorian and Edwardian homes common in Hampshire and Surrey, are highly susceptible to damp and timber decay.
During a Level 3 survey, we use specialist equipment, including electronic moisture meters, to test walls and floors. We look for rising damp, penetrating damp, and condensation. We also inspect accessible timbers for signs of wet rot, dry rot, and wood-boring insects (woodworm).
