A Level 2 survey is suitable for most conventional properties built after 1900 that are in reasonable condition and have not been significantly extended or altered. This covers the majority of the housing stock in towns like Fleet, Basingstoke, Farnborough, and Camberley — post-war semis, 1980s detached homes, modern new-build estates.
Level 3 survey costs in Hampshire
A Level 3 Building Survey is more detailed and takes longer to carry out, which is reflected in the fee.

A Level 3 survey is recommended for properties that are older than approximately 50 years, have been significantly extended or altered, are of non-standard construction, show visible signs of defects or movement, or are listed buildings. If you are buying a Georgian or Victorian property in Farnham or Winchester, a timber-framed cottage near Alton or Odiham, or anything with a complex layout, a Level 3 will give you the depth of information you need.
What affects the cost of a building survey?
Beyond the survey level and property value, several factors influence the final fee.
Property size — a larger property takes longer to inspect and more time to report on. A five-bedroom detached house will cost more to survey than a two-bedroom semi of similar value.
Property age and type — older properties, particularly those with traditional construction methods, timber frames, thatched roofs, or unusual materials, require more time and expertise to assess properly.
Non-standard construction — properties built from non-standard materials such as Reema, Airey, or BISF steel frame (common in the Aldershot and Farnborough area) typically require a Level 3 survey and attract higher fees due to the specialist knowledge required.
Access requirements — if roof access requires specialist equipment, or if the surveyor needs to arrange access to multiple areas, this may affect cost.
